SUMMARY

MASTER PLAN PRINCIPLES

“URBAN LOOP”

There could be many ways to integrate the Project Site to the City. But aim should be to find the proper one. After reviewing “Restrictions and Potentials of the closer surrounding and Bandırma City” and “Constitutional Design Criterions” we believe that the best way will be as in the following:

– Urban Loop (5km long): Whole city will be connected via “Urban Loop” which will consist of “monorail”, “pedestrian path”, “green belt” and “canal”.

“Monorail” will provide fast and safe public transportation for the whole city. It will have 6 stations. And one of them will be located in the project site.

“Pedestrian Path” will provide safe and comfortable path for the walking, cycling, jogging, sightseeing etc.

“Green Belt” will provide comfortable space for supplementary social activities such as: permanent and temporary exhibitions, playgrounds for kids, sport areas, creative activities, gatherings, street arts, and etc.

“Canal” will provide the followings:

  • Boat trip transportation option
  • Restore damaged waterfront of the city by the harbor.
  • Enrich social activities on the “Urban Loop”

By the help of above mentioned “Urban Loop”:

  • “Project Area” and the whole “City” will integrate permanently and properly to each other.
  • New Bandırma Park will become part of the daily life of the inhabitants of the city.
  • Bandırma will gain new waterfront
  • Most of all “Urban Loop” will increase the life quality of all inhabitants of Bandırma.


ARCHITECTURAL AND LANDSCAPE ARCHITECTURAL DESIGN PRINCIPLES

As already known, Architectural and Landscape Architectural Designs are composed of two parts: scientific and artistic parts. Artistic part of design is inherently multi optional. In other words artistic design decisions are very subjective that could change from designer to designer. In contrast, scientific part of design tends to be more objective. This means every loaded data into design process results as a certain objective design decision that cannot differ from designer to designer.

We believe due to this project is funded by public resources designers need to concentrate on more common and scientific parts of design. We believe in these kind of projects artistic parts of design should emerged and activated by the scientific part of design.

In our proposal we tried to process every single design decision in this way.

WHAT ARCHITECTS SHOULD DO AND THE SCOPE OF THE ARCHITECTURE: CONSTITUTIONAL DESIGN CRITERIONS

“Architects are licensed professionals trained in the art and science of the design and construction of buildings and structures that primarily provide shelter. Additionally, architects may be involved with designing the total built environment—from how a building integrates with its surrounding landscape to architectural or construction details that involve the interior of the building to designing and creating furniture to be used in a specific space.

An architect will create the overall aesthetic and look of buildings and structures, but the design of a building involves far more than its appearance. Buildings also must be functional, safe, and economical and must suit the specific needs of the people who use them. Most importantly, they must be built with the public’s health, safety and welfare in mind.” (NCARB)

Just like all other similar types of projects, New Bandırma Park that will realize after competition will be open for the usage of the public and will be financed by the taxpayers of the city. Due to that specific characteristic of the project the above quoted definitions are becoming the most important criterions in the design procedure and evaluation of the projects of the participants according to the laws and ethics.

As a participant, our aim is to develop design according to the above mentioned criterions (we will call them Constitutional Design Criterions) that focuses to protect and stabilize public interests in the site.

ABOUT MASTER PLAN

Restrictions and Potentials of the closer surrounding of the project site and Bandirma City:

  • Project Site is very close to the city, but is separated from it by the huge harbor, railroads, roads and sharp level differences in the topography.
  • City has a seafront but most of it is blocked by the harbor.
  • Bandirma is a small size city which could have pedestrian seashore that can connect almost all neighborhoods of the city.

ABOUT PROJECT SITE AND PROGRAM

Restrictions and Potentials of the Project Site:

  • Project Site has historical heritage but that heritage limits the free layout of the requested new buildings.
  • Northern part of the site has sea vista, but from the ground level it is blocked by the historic buildings.
  • Eastern part of the site has City vista. It gives potential to visually connect project site to the city.
  • Top part of the project site, where also historic buildings are taking place is almost flat. This means top part of the site may host many large scaled public activities. Such as: festivals, carnivals, celebrations etc.
  • The most exciting area of the site is foreland of the top part of the site which has City and Sea views.
  • Existing vegetation on the site is well developed.
  • Eastern and Southern hillsides are very sharp and level differences between the top and the roads are 30-65mt. This means these parts are not suitable for placing the buildings due to it will result with high increase of the construction and maintenance costs. But these parts can be used as natural landscape.


Restrictions and Potentials of the requested Functions Program:

  • Program’s main elements which are: Park, Design Institute, Hotels and Retail functions inherently are having different levels of public reactions. This means while some of the functions are tending to act more to integrate with the city and crowds, the others are tending to act as comparatively less integrating attitude to the crowd and city. Just like Magnets… Some of the functions are stronger magnets for crowds and some of them are less strong magnets. In this project case, the function which could act as a strongest gathering magnet of the crowds is Retail and Park functions.
  • Each sub programmatic element of the main program elements is having differing levels of request of the openness to outside activities. This means some of the sub functions tend to take and keep the crowds in. Especially shops are having this kind of attitude while offices are demonstrating less strong attitude comparing to the shops. Sub functions of every main function are having similar differences that need to be evaluated in design process.

In our proposal we tried to process every single design decision in this way. After reviewing “Restrictions and Potentials of the project site and program” and “Constitutional Design Criterions” we believe that the best design decisions should be like that:

  • Requested program functions are concentrated at the top part of the site which is the most feasible place.
  • Top part of the site is kept empty as much as possible just like a “Meadow” to be able to provide large open space for common public activities such as festivals, celebrations etc.
  • All indoor functions that need limited light and vista are placed carefully underground. Especially top (Meadow) part of the site is kept open. Vision from Meadow to the city and sea is not blocked by any of the buildings.
  • “Urban Loop” will behave as a backbone on which all main program elements are connected.
  • The most central part of the backbone is foreland part of the top which has city and sea vista. That part is not also occupied by any of the buildings; instead it is kept empty for easy public access.
  • Hotels and retail functions are designed in the first accessible place, close to each other and compose the more active wing of the design.
  • Due to Design Institute needs more quietness it is designed in the last place on the backbone. Thus, it also becomes available to directly use historical buildings as additional ateliers, exhibition places etc.
  • Public and private transportation to the site is designed to be provided by the “Urban Loop”. All necessary parking areas are designed underground without occupying the open public space on top.

Meadow:

  • Is the central open space that connects all main functions and can host large scale public events such as: festivals, celebrations, carnivals, concerts etc.
  • By designing lower levels in to the ground all massive large scaled buildings are tried to be minimized and hide inside the ground. Only necessary parts of the buildings are shown from the Meadow.

Hotels:

  • In order to be able to respond to different scenarios and be more competitive, hotels are designed closer to each other.
  • Lobbies, restaurants, meeting rooms and administrative functions are carefully placed very closer to the ground, even hidden inside the ground. Of course by providing enough natural light and fresh air. By hiding the huge masses of the hotels inside the ground more natural landscape perception is provided.
  • Inherently hotel rooms need to have as much as possible city and sea views. In the proposed design, these views are provided to the rooms without blocking the city and sea view from the Meadow.

Retail:

  • Sub functions of retail are assumed to be shops and offices.
  • Shops are carefully hidden inside the ground by providing enough natural light and fresh air.
  • Offices are designed on top of the shops having city and sea views.
  • Offices are designed with a close relation to the hotels in case to be able to serve different scenarios.

Design Institute:

  • Consist of 3 sublevels which are placed down in to the topography by adapting and controlling the sharp slope of it.
  • Roof of the building serves as the observation terrace of the City and Sea from the Meadow.
  • First sublevel floor is hosting the most public sub functions such as: Exhibitions, Balcony of the Main Hall, Lecture Rooms, Auditoriums and more common parts of the Library.
  •  Second sublevel floor is hosting more private sub functions such as: Exhibition, Main Hall, Fabrication Workshops, Workshops, Multimedia Rooms, Stationary – Bookstore and private parts of the Library.
  • Third sublevel floor is serving as Refectory of the Institution.

Park:

  • Existing natural landscape is protected and developed.
